Newton Urban Village Plan 2026: What It Adds Around Peck Hay Road

Newton’s new urban-village plan is a useful local update for Peck Hay Road because it explains how the precinct may evolve around transport, heritage and public space. URA says a mixed-use urban village next to Newton MRT Interchange is planned with 5,000 new homes around Newton Circus, Scotts Road and Monk’s Hill. The three-cluster structure is intended to add housing while retaining Newton’s identity, greenery and heritage. URA also says a Village Square is planned beside Newton MRT and Newton Food Centre, which is to be retained as a familiar community node.

The plan includes improved walking and cycling connections to the future North-South Corridor, Orchard Road and other parts of the Inner Ring. Monk’s Hill Road is described as a future linear park that would connect residents towards Newton MRT and Emerald Hill. These are planning directions, not guaranteed walking times from a future Peck Hay Road home.

What a Peck Hay Road reader can use now

The update helps with a precinct-level decision: Newton’s future supply is being shaped around an interchange, public spaces and a more walkable urban form. It does not tell us which future homes will be closest to a particular park edge, what the final road hierarchy will be, or how a specific development will address its neighbours.

It also should not be used to calculate a launch price. The 5,000-home figure belongs to the broad Newton urban village, not to Peck Hay Road, and the plan does not publish a unit schedule or developer sales programme for this microsite’s parcel.
